107 W. Hargett Street
The location where Father & Son used to be is expanding up – making a total of 5 leasable floors. The street level space is planned for restaurant or retail and the top four floors –floor 4 & 5 with their own balcony - will be used for office tenants.
The 22 story building will house luxury apartments, office spaces and ground-floor retail. The building’s 150,000 square feet of office space is already 60% leased by McGuireWoods, First National bank and Dominion Realty Partners. The 240 apartments will feature 1 or 2 bedroom layouts, most with fireplaces. There’s even going to be a pool on the 11th floor.
The almost-completed 10 story building has 212,500 square feet of office space and most is already leased. WeWork, a national co-working office space brand, will occupy floors 3-5 while SEPI Engineering & Construction, a longtime local staple of the AEC industry, will also be leasing a space. First Tennessee Bank will also be moving its headquarters to the seventh and eighth floors. Newly announced, Issuer Direct Corporation will move its main headquarters out of RTP and into the new downtown building. On the main floor, current neighbor, Dram & Draught, will be moving in on the Morgan Street corner unit and the rest of the ground-floor retail is yet to be named.
The Origin Hotel is a national hotel brand with locations near Red Rocks Amphitheatre in Colorado and the annual Derby in Lexington, Kentucky. The Raleigh location will have 126 rooms on 7 stories and is perfectly located right across the street from One Glenwood and envelopes the shared parking garage for the two buildings. There will be retail and restaurant space on the ground floor.
Moore Square Renovation
Originally opened in 1792, Moore Square Park is one of the four original public spaces in Raleigh. It’s housed churches, meeting places, farmers markets, festivals and more throughout the years. The newly renovated space will open this summer and feature wide lawns, onsite restrooms, a permanent restaurant, and kids play area with water feature.
Peace & Harrington (Smokey Hollow Phase I)
The first phase of the Smokey Hollow is getting taller each day. The 12-story building will have 417 apartment rental units and the ground floor offers 55,000 square feet of retail space. In early 2020, that retail space will open to the public as downtown’s first full-service grocery store – Publix.
Sir Walter Apartments
The building of affordable housing units on Fayetteville Street, the Sir Walter Apartments, is expanding. Under new ownership, the top two floors of the building are currently under renovation and will add 18 more residential units upon completion.
